Profile Introduction

Denice works with private and public companies, developers, government entities and utilities, and institutional investors. She has a wide range of experience in handling straightforward transactions and complicated, multifaceted projects. Her work covers the gamut of commercial real estate—leasing, acquisition and disposition, and development. In particular, Denice has developed significant experience in industrial leasing, having negotiated leases for over 52 million square feet for fulfillment, distribution, data center and other industrial uses (that’s almost 898 football fields!). She also has extensive environmental experience involving due diligence investigation and Brownfields development. Prior to moving to Washington, Denice practiced in Texas.

 

In her spare time, Denice attempts to avoid bunkers and other hazards on the golf course (with not much success), and enjoys travel and playing Jeopardy.

 

Representative Cases/Matters

  • Represents Fortune 50 company in negotiation of leases and acquisitions for industrial facilities across the country.
  • Represented leading multi-family developer regarding real estate acquisition and land use issues for projects in the Seattle metro area.
  • Negotiated and managed multiple transactions in a Fortune 50’s sale-leaseback portfolios, including the substitution of collateral, demolition, and expansion of stores, compliance with underlying lease and indenture terms, and other matters that affected the valuation of collateral.
  • Represented Cascade Water Alliance in connection with its purchase and development of real property and facilities for a municipal water supply project spanning a 21-mile stretch within four jurisdictions in Northwest Washington.
  • Represented developers in extensive environmental remediation and construction of the American Airlines Center and the 50-plus acres of ancillary development, which included retail, office, hotel, and condominium development in downtown Dallas, Texas.
